Looking at this title you may think that this blog is about a new Organic Restaurant for Hipsters, but this is not the case, it discusses a new property trend that is taking over in countries such as Canada, Holland and Spain.

Countries all over the world suffered the consequences from the world market crash in the last few years, Spain was effected particularly by the drastic drop in the construction and housing sector that had been until then one of the pillars of our economy. Following an era of little transactions, in the last two years the Spanish real estate market has began to grow again and notably begin to recover. The real estate recovery can be seen each day with statistics measuring the amount of sales and increase in property prices. One of the epicentres of the real estate market growth is occurring, without a doubt, in the area of Malaga on the Costa del Sol. Within this privileged tourist enclave are the areas of Marbella, Benahavis and Estepona, with vibrant and attracting new residential projects, driven by improvements being undertaken by the town halls. In addition to the choice of style and distribution of these new concept style properties, it is intended that the level of energy consumption is very low, almost neutral. These properties are known as eco properties, where they generate the amount of energy that they consume the fore becoming extremely energy efficient. This can be done in two ways, firstly by reducing the energy loss or wasted energy that is produced and secondly by using renewable energy systems. They use materials that offer better thermal isolation, as well as generating natural ventilation paths therefore not needing to use air conditioning. All this is thanks to good insulation, chemical products that don’t harm the environment, quality seals etc.

Due to the amount of hours of natural sunlight that the Costa del Sol offers properties can easily be energy saving, by applying methods including solar panels, geothermic heating and innovative refrigeration systems. The properties include a reserve energy system, but on the whole these systems are very efficient and make a huge saving on energy bills.

The cost of properties with these unique characteristics are on average 10% more expensive than a similar non energy efficient property. In the long run the properties annual expenses are low, as they are constantly saving energy, this helps to avoid a large number of bills and refurbishments in the future.
