Marbella 2020 – Time To Invest!

2020 is the right time to invest! Marbella is a very attractive city for investors, more so now than ever. With many new build apartment and townhouse complexes continuing to be built along the coast and towards the towns of Estepona and Fuengirola in opposite directions.

Many golf resorts, now busy with construction and investment properties in high demand. Holiday homes and second or third residences are still one of the most popular purchases for complexes and independent plots, achieving the dream of a place in the Sun.

Marbellas urban planning department has changed the cities plan various times through the years, making it sometimes confusing for foreign clients looking to purchase and build. The PGOU (Plan General de Ordenacion Urbanistica) – Marbellas Urban Planning, reverted back to the plan from 1986, as the 2010 version was rejected in 2013. A new PGOU however is in the making, and we hope to see it soon. It is intended to focus more on creating a live able, modern city that is inclusive, technologically advanced and contains green spaces in a drive towards environmental sustainability. We look forward to its arrival!

Marbellas areas are opening up, with construction and many off plan possibilities for investment or as a permanent residence. The majority of current plots, now focusing on modern eco-friendly homes, practical and compact living layouts at affordable prices. Still managing to maintain the high quality specs that Marbellas properties are renowned for.

Depending on the areas, there are plots with bespoke projects for sale starting from 400.000€, and brand new apartments from around 200.000€ allowing Marbella to continue to compete effortlessly with other European destinations as a permanent choice of residence or as a second home.

That said, in the past year, many properties have been upgraded. As we always say, the best time to update or refurbish your property is during the winter months, so the property is ready for the following high season. The trend in the past few years, has been to make properties as modern or contemporary as possible. However, this past year we have seen refurbishments that are more sympathetic to the original building style. For instance, in Mediterranean style properties; instead of ripping it all out, maintaining the exterior structure and creating a minimalist modern interior. Many owners are deciding to keep original features and combining them with a contemporary style, creating a modern property with a lot of character, appealing to a large number of clients.

Amenities and facilities are also being built in strategic points, as well as a large variety of International and private schools, attracting families for year round living.

Sales and rentals not only on residential properties, in this past year we have seen an increase in demand for commercial properties including; offices, restaurants, shops and commercial centers as well as large plots for commercial use and hotels.

There are various hotels currently on the market both beachside and mountainside in prime locations. In the Las Chapas area the new “Four Seasons Hotel” has received its licensee to start, showing Marbellas tourism continues and at the same time boosting employment in our area.

Marbella is consolidating as a residential city with many clients choosing our city for permanent living and not just as a holiday destination. This was seen last year with the demand for Long Term Rentals rising. This demand has continued into the beginning of 2020, with a good selection of property on the market to choose from. In June 2019 there was a change to the long term rental law in Spain, which introduced more stability to the rental market for both the tenant and the owner.

In 2019 once again, Marbella surpassed its record for Short Term Rentals, with the highest recorded amount of rentals throughout the year. 2020 has started off with a bang! With short term bookings already being secured for the high season. Through the past few years, tenants have realized that the best properties go quickly, so booking as far in advance allows to pick the perfect rental property as well as achieving good prices. The highest seasons are typically the most expensive, but staying for a longer period can allow for both the tenant and owner to agree great prices that both are happy with, and the tenant can enjoy a more relaxing stay.
