The perfect hybrid between a villa and an apartment: Marbellas best townhouses

We recently commented on the battle between apartments and villas and how they establish themselves as the preferred option for buyers looking for a new property in Marbella. At the end of that blog, we left a little crumb… the ideal hybrid between these two options is a townhouse (or failing that, individual villas that share communal areas). Continuing to helping our clients many questions, Marbella Unique Properties are pleased to go into detail on attached properties along in La Costa del Sol and some of the best developments where these can be found.

Technically the term attached is given to properties that are not apartments, they are individual dwellings that can vary the number of floors or other characteristics that the property has, but they always share at least one wall with the neighbouring property. We will review and summarize the fundamental aspects that we use to compare apartments and villas to clarify some doubts about townhouses.

In terms of size, Marbella townhouses are not defined by standard measurements, as they belong to a very varied real estate market with dozens of exclusive developments and we find terraced houses that sometimes are larger in sizes than private villas in other cities of the world. Taking reference from a standard property; a semi-detached house will be midway between an apartment and a villa in terms of size. In their shape and layout; new trends and improvements to layouts and use of space creates more rooms to expand on all levels. Typically we will find buildings distributed over three floors. On the main level; the kitchen, the living room, access to the garden, a guest toilet and perhaps a bedroom. On the upper floor or floors; the bedrooms, perhaps with a terrace or solarium, and the basements are fantastic areas and multifunctional spaces; they are used as a play areas, a guest house, a home cinemas, storage rooms, etc.

Homes such as townhouses are usually ideal for families who need to enjoy more space so that all the members of the family can have their own spaces and areas and with that reason in mind their locations tend to be in residential areas, quiet, close to all kinds of services such as schools and supermarkets. The townhouses as we have mentioned share at least one wall, consequently life is in community with the rest of the neighbours, which in turn helps in sharing costs such as maintenance expenses and services and as a standard have communal gardens. The maintenance of the gardens is entirely up to the community, with monthly community fees paid by the owners, but each property tends to have natural fences i.e. hedges to establish perimeters and grant privacy in the form of ‘having one’s own garden’ to each townhouse. You can also enjoy walks through the common gardens with areas such as swimming pools, gym, sauna, etc.

Security is another favourable point for these types of properties keeping into account that Marbella is already an incredibly safe city to live in. A townhouse is ideal; as easy to lock up and close as an apartment, located in a community of neighbours, with the possibility of security services, and all with the advantage of larger sized properties.

Beautiful townhouses located in the residential and secure community of Jardines de Doña Maria, well positioned in a quiet spot on Marbellas Golden Mile, in a privileged location. It offers 2 large swimming pools, a complete gym, playground and tropical gardens, as well as being within easy access of the coast road and the national highway.

Conjunto Las Lagunas

Located within Atalaya de Río Verde, to the north of Puerto Banus, this group of villas in a gated community is well hidden. Here we find not townhouses but villas that share communal areas and this is something special that a new buyer would have to take into account. The villas have a typical exterior with an Andaluz feel, and combine the white facades and modern styles well. They share extensive tropical gardens with communal pools, but in this case the villas do not share any walls with their neighbours, therefore they become more private.

Lomas de Puente Romano

Returning to the Golden Mile; we find this development with a concept somewhat different to the developments afore mentioned. In Lomas de Puente Romano the townhouses are extremely spacious, distributed over three floors plus a basement, virtually private gardens with a private pool.

Ribera de Guadalmina

If we want to look at areas further away from Marbella or Puerto Banús, and if we are also lovers of golf, Guadalmina is a perfect area for this type of property. Among them we highlight Ribera de Guadalmina for the great value for money of its townhouses, very spacious, bright, and close to the commercial centre of Guadalmina in addition to the fantastic golf courses.
